Helping Trafficmaster relocate to Kents Hill Business Park

Trafficmaster has become the latest high-profile tenant to relocate to the Kents Hill Business Park in Milton Keynes.

The newly refurbished site is proving to be the destination of choice, as occupiers look for something extra.

The transformation of the Kents Hill site into a state of the art business park follows an £11m investment by Circle Property Plc. The newly completed offices continue to interest prime tenants, who are attracted by the contemporary refurbishment and unique campus-style facilities including an on-site health club, food plaza and international hotel and conference centre.

Trafficmaster Ltd, trading as Teletrac Navman, is the latest company to choose Kents Hill Business Park, leasing the entire 13,500 sq ft first floor of the K1 building to relocate its UK operations. Formerly known as Trafficmaster in the UK, Teletrac Navman is a global Telematics Leader. The company’s award-winning navigation feature Smartnav is supported 24/7 by a team that’s now based at its new Kents Hill headquarters.

Global Software Company moves to Bank House Office Space, in Milton Keynes

Louch Shacklock & Partners has successfully completed the letting of 13,870 sq ft of office space at Bank House, Central Milton Keynes.

Built in 1988, Bank House is a prominent office building at the corner of Midsummer Boulevard and Upper Second Street, Central Milton Keynes, featuring 45,000 sq ft over three floors. The ground floor had been completely refurbished by the landlord Hermes Real Estate, including a new air-conditioning system, suspended ceilings, lighting and full redecoration.

The refurbished office space will be home to Xero UK Ltd, the UK subsidiary of an accountancy software company with global head offices in New Zealand. Xero had established a presence in Milton Keynes within a serviced office centre, but successful growth of the business in the UK and Europe has prompted the move to new office premises at Bank House.

As another global company brings further investment and jobs into the Milton Keynes economy, Jonathan Whittle of Louch Shacklock said: “We are very pleased to complete the letting of the Bank House office space. Louch Shacklock and Partners has completed the first letting at the Knowlhill Business Park development on behalf of the owner Business Parcs.

Brand consultancy Eye Level Solutions Ltd have opened their UK headquarters office at Rankin House, leasing brand new prime ground floor premises of 2,078 sq ft (193 m2). Rankin House is the first phase of an exciting 80,000 sq ft business park development at the Knowlhill site, located approximately 1 mile West of Central Milton Keynes.

Milton Keynes Distribution Centre Development for DSV Solutions

Advised by Louch Shacklock and Partners, the UK division of DSV Solutions has entered into a contractual commitment to purchase a new 100,300 sq ft distribution centre at Haldens Parkway, Thrapston, Northamptonshire.

The scheme, known as the A1/M1 Link, will be undertaken by Holden Properties and Curtis Real Estate to provide DSV with a freehold turnkey development.

Landowner and contractor Holden Properties, with Curtis Real Estate, the property business of former ProLogis UK managing director Alan Curtis, recently secured planning consent and have now exchanged on a 29-week build contract to provide the new facility in June 2013.

Louch Shacklock and Partners has completed a letting at Linford Wood Business Centre within a month of being instructed by the estate’s new owners Prospect Estates.

Social media software experts Klood Digital have relocated to first floor office premises of 4,305 sq ft (400 m2) within Carina House, one of the five buildings totalling 118,000 sq ft at Linford Wood Business Centre, located approximately 1.5 miles North of Central Milton Keynes.

Acting on behalf of Kindale LLP, a sale of the investment was secured within 3 months of commencement of marketing at a price close to the quoting of £2,350,000. The success of Carters Yard is also attributable to the proactive management by Kindale LLP who themselves purchased the scheme only 18 months ago where void levels were in excess of 35% and the prospects for re-letting were slim. With the adoption of an aggressive refurbishment programme of vacant units and flexible approach to lettings together with the re-gearing of existing tenancies, both the Landlord and their agents were able to secure 14 new leases and achieve a near 100% occupancy prior to the sale.
